Dream it.
It all begins with the client’s idea. Our initial approach to developing a project relies on careful listening to the client’s objectives. As the project begins, we ask each client to develop a list of objectives, or scope, that they want to achieve. We also think it is essential for clients to compile a scrapbook of images and elements that they like and inspire them. It is helpful to have these items defined so that it informs our initial discussions.
Plan it.
In addition to the project scope, other items that we ask a client to bring to the ‘table’ at the onset of the project include a basic project schedule, or timeline, and a target construction budget. All these elements are extremely critical to focus the team’s efforts when we begin the planning phase. Often, clients do not initially know all these parameters or need help in defining them. wka+d can assist with defining these parameters with the client, in some cases by developing a Master Plan. With this information established, wka+d then begins the work of translating all of the elements into the project design.
Build it.
After the project design has been established and accepted, wka+d commences the work of developing and documenting the project for construction. The Construction Documents, or CDs, are the main design deliverable for staring construction. The CD package is used to obtain qualified estimates for construction, and these documents are also submitted to local agencies for permitting. In addition to these services, wka+d can also advise the client on construction delivery options and assist in the selection of a contractor, including the evaluation, or ‘leveling’, of contractors’ proposals. Once a contractor has been selected and work has started, wka+d can be retained during the Construction Phase to assist the client with monitoring the progress of the project.
